Job Description
Strategy & Business Development Manager
Strategic Planning:
- Lead the formulation of the company’s long-term strategic goals and development plans for both existing and new projects.
- Conduct market analysis and competitor benchmarking to identify growth opportunities and new business lines (e.g., residential, commercial, industrial developments, complementary businesses).
- Work closely with senior management to define corporate objectives and business models to support overall growth and profitability.
2. Market Research & Analysis:
- Analyze macroeconomic, demographic, and real estate market trends to provide insights and recommendations for future projects and business directions.
- Monitor regulatory changes, zoning laws, and urban planning policies that impact property development activities.
- Identify emerging market segments and areas for potential expansion, both domestically and internationally.
3. Feasibility Studies & Financial Modelling:
- Conduct feasibility studies for new development projects, including financial modelling, risk assessment, and return on investment (ROI), IRR analysis.
- Collaborate with finance teams to prepare project financials, ensuring alignment with the company’s capital allocation strategy.
- Evaluate project proposals based on market demand, cost structures, and expected profitability.
4. Partnerships & Stakeholder Management:
- Identify and establish strategic partnerships with key stakeholders such as investors, government bodies, contractors, and real estate agents.
- Negotiate and manage joint venture agreements, mergers & acquisitions, or land purchase deals that align with the company’s growth strategy.
- Build and maintain relationships with external partners to foster collaboration and drive project success.
5. Project Portfolio Management:
- Oversee the company’s project portfolio to ensure strategic alignment with corporate objectives.
- Prioritize and manage strategic initiatives, assessing project timelines, resource allocation, and execution effectiveness.
- Provide recommendations for the optimization of the portfolio, including the potential for divestitures, acquisitions, or redevelopment of assets.
6. Performance Tracking & Reporting:
- Establish key performance indicators (KPIs) to measure progress against strategic goals and objectives.
- Prepare detailed reports and presentations for senior management, outlining strategic recommendations, project performance, and industry insights.
- Monitor and evaluate the effectiveness of ongoing strategic initiatives and make data-driven adjustments as necessary.
7. Risk Management:
- Identify potential risks related to property market fluctuations, regulatory challenges, or financial constraints, and develop mitigation strategies.
- Assess the impact of external economic factors (interest rates, inflation, etc.) on property development plans and profitability.
8. Cross-Functional Collaboration:
- Work closely with teams across departments (e.g., finance, marketing, sales, and operations) to ensure alignment with strategic objectives.
- Support the marketing and sales teams by providing strategic insights on target audiences, pricing strategies, and branding initiatives.
Qualifications & Experience:
- Education:
- Bachelor’s degree in Business, Real Estate, Investments, Finance, Economics, or a related field.
- MBA or Master’s degree in Strategy, Real Estate, or a related discipline is a plus.
- Experience:
- 5+ years of experience in strategic planning, business development, or management consulting, preferably in the property development or real estate, investment industry.
- Proven track record of leading strategic initiatives and driving growth within a property or real estate organization.
- Experience with feasibility studies, financial modelling, and market analysis in real estate and investments.
- Skills:
- Strong analytical and problem-solving skills with an ability to think strategically.
- Proficiency in financial modelling, forecasting, ROI, IRR, investments analysis.
- Excellent interpersonal, negotiation, and communication skills.
- Ability to manage multiple projects and work in a fast-paced environment.
- Proficiency in Microsoft Office (Excel, PowerPoint, Word).
